Electrical safety requirements for social housing in England have changed. The duty to have the electrical installation inspected and tested at least every five years — previously applying to private landlords — now also applies to registered providers of social housing.
We support housing associations and other social landlords across Surrey, London, Berkshire, Kent and Sussex with inspection programmes, remedial work, responsive repairs and the documentation needed to evidence compliance.

How we work with you
Programme delivery
We can work through property lists in a planned sequence, coordinating tenant appointments and reporting progress so you can track compliance.
Consistent reporting
Reports and certificates are completed consistently across your stock, with observations coded and explained so your asset team can prioritise remedials.
Tenant-focused visits
Tenants are given clear notice, and we explain what will happen during testing, including when the power will be off.
Good to know
The extended Electrical Safety Standards Regulations
The 2020 Regulations were amended to cover the social rented sector in England: for tenancies granted from 1 December 2025, and for existing social tenancies granted before then from 1 May 2026. Check your programme against the deadlines in the amended Regulations and the current government guidance.
Awaab's Law
Since 27 October 2025, Awaab's Law has required social landlords in England to investigate emergency hazards and carry out safety work within fixed timescales, and to deal with significant damp and mould. A second phase widening the hazards covered is scheduled. Electrical faults and ventilation (such as failed extractor fans) can be relevant — check the current government guidance for how they are classified.

Find out moreQuestions we're often asked
Do social landlords now need EICRs every five years?
Yes. The Electrical Safety Standards Regulations were extended to registered providers of social housing in England, covering new tenancies from 1 December 2025 and existing tenancies from 1 May 2026.
Can you deliver a planned inspection programme?
Yes. Send us your property list and target dates and we'll propose a programme, including how we'll arrange tenant access and report progress.
Can you help with damp and mould?
We can install or replace extractor fans with timers or humidistats, which help reduce condensation in kitchens and bathrooms. Wider damp and mould investigations may need other specialists.
