Who we help

Electrical Services for Property & Block Managers

Communal area inspections, landlord-supply faults, stairwell and external lighting and responsive repairs for blocks and managed buildings.
  • Costs agreed before work starts
  • Certification for completed work
  • Findings explained in plain English

In blocks of flats and converted houses, the communal electrical installation — the landlord's supply feeding hallways, stairwells, external lighting, bin stores and plant — is often the part nobody owns day to day. When it fails, residents are left in the dark and the managing agent takes the calls.

We help property managers, block managers, residents' management companies and freeholders keep communal installations safe and working, with periodic inspection, fault finding and repairs across Surrey, London, Berkshire, Kent and Sussex.

Common requests

  • Communal fire alarm systems: faults, testing and servicing
  • Emergency lighting in stairwells and corridors: installation, repairs, monthly and annual tests
  • Communal lighting out in stairwells, corridors or car parks
  • Landlord supply tripping or losing power
  • Periodic inspection (EICR) of communal installations
  • Remedial work following an Unsatisfactory report
  • External, security and bin-store lighting
  • Faults where it's unclear whether the problem is in a flat or the communal supply

How we work with you

Working out whose fault it is

In multi-occupancy buildings, the first job is establishing whether a fault is in a private flat, the communal installation or the network. We'll tell you clearly, so the right party pays.

Building-by-building records

Reports and certificates are referenced to the building and installation so you can keep a clear compliance history for each site.

Resident communication

Where power to communal areas needs to be isolated, we'll agree timings with you so residents can be notified in advance.

Good to know

Communal areas are workplaces too

Where contractors, cleaners or staff work in communal areas, the Electricity at Work Regulations 1989 apply to the electrical systems they use. Periodic inspection is the usual way to demonstrate the installation is maintained safely.

Questions we're often asked

Do communal areas need an EICR?

Communal installations should be periodically inspected and tested in line with IET guidance and the duty to maintain electrical systems safely. Your insurer or fire risk assessor may also ask for a current report.

Can you work for a residents' management company?

Yes. We can work for managing agents, residents' management companies, right-to-manage companies or freeholders.
